The week of November 11th, 2024, the Ticonderoga Revitalization Alliance (TRA) will launch Phase 1 of the 108 Montcalm Street project, an essential component of the Downtown Revitalization Initiative (DRI). After 15 years of vacancy, the historic J.J. Newberry’s building will undergo a substantial transformation, emerging as Newberry Commons—a mixed-use space featuring two commercial units and four workforce housing units.
Phase 1, backed by DRI funding, will address critical upgrades necessary to restore the building’s structural integrity and prepare it for future use. This stage will involve asbestos and mold remediation, facade improvements, electrical enhancements, and a full roof replacement, with a total project value of $1.265 million. These improvements will pave the way for a revived downtown Ticonderoga, where Newberry Commons will support both business and community growth by creating commercial opportunities and much-needed workforce housing.
The TRA, in partnership with the North Country Rural Development Coalition (NRDC), is dedicated to making this project a cornerstone of downtown revitalization. This collaborative effort demonstrates TRA’s commitment to fostering economic development, enhancing community vibrancy, and meeting workforce needs in the Ticonderoga area.
